The Setting

On Lake Timiskaming,
five minutes from town.

Sunnydale occupies a peninsula on the western shore of Lake Timiskaming, within the boundaries of the City of Temiskaming Shores. Five minutes from the hospital, the banks, the grocers, and the New Liskeard farmers' market. Most cottage properties of this calibre are an hour from anything. This one is in town.

The Main Residence

A real home,
not a cottage.

A 2,640 sq ft two-storey home — four bedrooms, three bathrooms, attached garage. Updated kitchen and master bath, hardwood and laminate, a custom barnboard fireplace. Built and finished to a standard that does not depend on the rental operation. The chalet next door brings another 2,680 sq ft, five bedrooms, four baths.

The Chalet

Built in 2005.
Five beds, four baths.

A 2,680 sq ft second dwelling adjacent to the main residence. Each of the upstairs bedrooms has access to its own bathroom — the upper floor can be operated as four individually rentable rooms or as a single dwelling. Versatile inventory for an owner-operator, a multi-generational family, or a hybrid arrangement.

Notable

Six things to know.

01

Within city limits

Inside the boundaries of the City of Temiskaming Shores. Five minutes to the New Liskeard core — an unusual combination with 4.83 acres of waterfront.

02

Grandfathered shoreline

Five cottages and a private stone breakwall placed within the immediate setback. Predates O. Reg 146/06; no longer permitted for new builds.

03

Two residences plus five cottages

±5,320 sq ft of principal-residence inventory in addition to the cottage operation. Either dwelling may be operated as a stand-alone home.

04

Stabilized income

2024 third-party appraisal projects stabilized NOI of approximately $121,000. Vendor-adjusted figure $129,000 with actual insurance.

05

Year-round demand

Operating history reflects diversified guest mix: locum healthcare, mining and engineering consultants, agricultural contractors, recreational guests.

06

Direct rail from 2026

Ontario Northland's reinstated Northlander places a station within Temiskaming Shores, with through-service to Toronto Union Station.

From the owner

A note about timing.

I bought Sunnydale because I had spent enough years on the 401 to know what the absence of the 401 was worth. The renovations, the orchard, the booking platform, the security infrastructure — none of it was done to flip the property. It was done because I assumed I'd be here for twenty years.

A family obligation has called me back to Italy. It is not the kind of obligation that can be deferred. So Sunnydale needs a new family.
